Imperial Lakes Estates feels like a retirement resort. We have lakefront homes, golf course homes, and homes backing on natural settings. We have a lot of activities, both social and recreational, from pool aerobics through bridge. We each own our own lot and the manufactured home on the lot and we share the management of and the costs for maintaining the amenities we enjoy so much.
We own the clubhouse, our pools, our roads, several outbuildings, and all the recreational facilities free and clear. We have adequate reserves and insurance.
Our lots average 60' by 90' (about 0.11 acre). Each home has a carport or a garage and a golf cart shed/workshop. There is well-established landscaping throughout the community. The ILE community looks and feels much more upscale than the affordable housing it really is.
ILE is a deed-restricted community that fairly and consistently enforces its rules. When we purchase a home in the community, we commit to taking care of our homes and lots. Our properties maintain their value - in fact, most have actually increased in value considerably since they were bought.
We close our gate sunset to sunrise providing a fantastic sense of security. We do not allow soliciting in the community to cut down on unwanted traffic. We require all residents to agree to a background check that provides additional security for the residents.
ILE is a 55+ community which requires that at least one resident in each home be fifty-five years of age or older. We allowed 2 pets, each of which must be 25 lbs. or less. We do not ride motorcycles in the community.
